Farmer to Entrepreneur: The Story of a Real Estate Industrialist

Every son wants to give their parents a comfortable and peaceful life once they enter their twenties. Gaurav too wanted to see his parents relaxing back and enjoying their remaining lives in their own home. But apartments in Smart Cities are expensive, and Pune was no different. Even a 1BHK flat ranged between thirty to forty lakhs in the outskirts of Pune. This forced Gaurav to think on the increasing rates of housing across the country and he started his research.

Discovering The Problem: Greed

After three years of extensive study, Gaurav realized that all Real Estate Contractors usually sold the houses at 3x the rate of construction which accounted for the 66% profits they filed in their ITR/Annual Reports. This arose a strong sense of responsibility in Gaurav to provide a budget friendly accommodation to all lower middle class families across the city. Here, bloomed the dream of building a constructions venture which would prioritize best housing facilities at low cost than the organizations net profit ratios.

Burn like the Sun

Gaurav drafted a B-Plan for his dream venture and started meeting potential investors, real estate businessmen, bankers, auditors and even local political activists who campaigned for a better future of India. Despite their initial eagerness to discuss the idea, they swiftly dismissed Gaurav from their offices when they realized his aim was to provide cheap housing rather than pursue high profits, leaving him with a profound sense of rejection and failure.

Gaurav struggled to find any suitable investors, business partners or related stakeholders for executing his business idea. However, believing strongly that his attempts would yield results someday, Gaurav took a loan of six lakh rupees from his parents and incorporated Dhruvika Infrastructure Pvt Ltd in Aurangabad in March 2021 with himself and his father Jivanprakash Dodhu Pakhale as Directors.

The Student Entrepreneurs Bootcamp

Gaurav and his father tried very hard to keep the company going for two years by running small errands such as land brokerage services, leasing out of properties, bricks and mortar production and farming till, one day, when Gaurav came across an ad in Facebook promoting an upcoming Conference by SK A&G and registered for it. Gaurav heard to multiple CEO's share their startup stories which inspired him to keep going.

Later on, Gaurav registered for the Student Entrepreneurs Bootcamp in late Feb '23 and spent four months being mentored by various startup experts, CEO's, COO's and CMO's on multiple areas which broadened his perspectives and widened his approach.

In June of that year, Gaurav, with the guidance of our Associate Mentor Utkarsh Sardesai (a former Analyst at Deloitte US), drafted a comprehensive investor pitch deck. He presented it to the top 10 PE firms in India. By August 2023, Bain Capital invested 3 Crores in Dhruvika Infrastructure Pvt Ltd, marking the culmination of three years of Gaurav's relentless hard work and perseverance, and finally yielding remarkable results for his venture.

The Scene Today

Gaurav Jivanprakash Pakhale and his father Jivanprakash Dodhu Pakhale are currently working on their first project yet: a lavish yet comfortable housing colony in Hinjewadi (Pune) with 80 buildings housing sixteen 3 BHK apartments each. While working on building budget friendly houses for 90% population of Pune, Gaurav is also generating employment for Punekars ranging from architects, masons, brick and mortar suppliers and various daily wage laborers.

Gaurav feels that SK A&G has taught him more relevant subjects for his life than his school or college curriculum ever did. He feels that the luckiest day in his entire life was the one when he decided to enroll for our Conference.
